Surfside is a small, family-oriented beachfront community positioned between Miami Beach and Bal Harbour. New development is extremely limited, and the town's low-rise zoning means what does get built is small by design. Surf House at The Surf Club offers just 17 residences on over 1,350 feet of oceanfront, with Four Seasons management. Seaway North extends the same Fort Partners campus.
One block west of the sand, Surf Row Residences brings 24 boutique condominiums to 8800 Collins Avenue — four stories by Boris Pena Architects, with RH-furnished interiors and shared spaces, a 6,500-square-foot wellness and spa program, and beach butler service. Delivery is estimated 2027, at a per-square-foot basis well below Surfside's branded oceanfront.
At the north end of town, Ocean House Surfside puts 25 residences on nine-tenths of an acre of oceanfront at 9317 Collins Avenue. Twelve stories by Arquitectonica for Multiplan, with interiors by Carla Guilhem, a full spa level, and a rooftop pool. It topped out in August 2026 for a 2027 delivery, and unlike the Four Seasons campus it carries no hotel operator.
The neighborhood's appeal is its intimate scale, walkability, and direct beach access without the density of adjacent markets. Bal Harbour Shops sits minutes north.
