Miami Beach's pre-construction market spans the full length of the barrier island, from South of Fifth to North Beach. Five Park Miami Beach, the tallest residential tower in Miami Beach at 48 stories, has delivered and anchors a three-acre public park beside Alton Road. New development on the beach is constrained by limited remaining oceanfront parcels and increasingly restrictive zoning. This supply scarcity has driven pre-construction pricing above $3,000/sf on prime oceanfront sites.
Buyer profile is heavily international (European, South American, and Middle Eastern capital), with a strong preference for branded residences and direct ocean access.
